Infrastructure and the community

This lovely Playa Negra BeachFront Lot is located in a gated/guarded community. HOA fees are a reasonable $2650/year for a home and less for a lot until it’s eventual construction. This community boasts all services that you are accustomed to including fiber-optic internet with speeds up to 20mb (for now), telephone, electricity, water, and some cel phone reception. There is a public water project that is approved for the area. It will commence in January of 2017 and should be ready by January of 2018. In the gateway town of Paraiso there is the areas largest aquifer, which serves as water source. This is the famous water that helps to make this area one of the five worldwide blue zones enabling people to regularly live to 100 years old.

The world famous Playa Negra surf break is less than a ten minute walk from the property. A sandy beach is slightly farther. This is where the area children romp, play, boogie board, and learn to surf. To the north and at low tide there is a natural olympic size wading pool for snorkeling and swimming.


Traditionally, this area was a mainstay for primarily surfers. With additions to the area infrastructure it has become a vacation haven for regular families and even some of Hollywood’s elite due to the tranquility of the area. The property is just over an hour to the Liberia international airport.
